Don’t ignore your roof just because it isn’t leaking! Remember the old saying, 'Out of site, out of mind?' It could cost you! Instead consider getting your roof inspected.
The purpose of a roof inspection is to get a true picture of the roof's condition and to get suggestions on preventative measures you can take to prolong the life of your roof. A roof inspection should therefore give you all the information you need to make informed decisions on how to get the most life you can out of your roof for the least cost.
At GLS we inspect hundreds of thousands of square feet of roof each year for our clients. They realize that by keeping moisture out of their roofing envelope - so that it doesn't damage their property, structure, and costly insulation - it will cost them far less to replace their roof at the end of its lifecycle.
Here's what a roof inspection includes when you use Great Lakes Systems, Inc.:
A thorough inspection of all the components of your roof, included but not limited to roof membrane condition, roof curbs and penetrations, drainage, insulation condition and more.
Aerial photo of your roofs divided into sections for inspection report purposes.
A detailed report on each section of the roof including square footage, install date (if available), an overall condition grade along with an easy to understand grading scale, photos and video of roof to illustrate condition and defects. An explanation of all defects, corrective action required and the cost of the corrective action.
A condition summary for the entire roof area.
An overall grade and potential life of the roof areas.
Estimated roof replacement cost at today’s prices.
24/7 access to web portal with all your roof information on it. It can be accessed by computer, smart phone or tablet from anywhere with your own login and password.
The cost of the inspection varies with the size of the roof, but for a typical roof runs from $425 - $1,000 for all the items listed above. We also run special pricing for inspections at certain times of the year, or after severe weather events. Ask us about the special pricing.
Many roof owners are taking charge of, and proactively managing their building maintenance including roof costs. NRCA studies and roofing experts have confirmed this will extend the life of their roof. Most single ply roofs of the last 20 years lend themselves to relatively inexpensive repairs as compared to having to totally replace the roofs of 30 years ago.
Call us if you have any questions regarding preventative maintenance, it would be our pleasure to answer them for you.
